When I first started investing, I was doing a full grind in management consulting. I had limited time so I focused heavily on my acquisition velocity. I said 2 years and I am out of the matrix.

But the reality set me straight. Most property managers I found were shockingly incompetent. The relationship was a money pit with constant headaches.

I was desperate with limited time.

As they say necessity is the mother of invention. I decided to build my own PM shop.

  • Automated everything with some low-lift coding, even self-showing of vacant units
  • Built step-by-step playbooks and scripts
  • And then built an offshore team to coordinate all the manual tasks.

The costs came down to 2% vs. 15% I was shelling out to a PM.

PMs can make or break your portfolio, and most of them are really good at being bad.

Not saying all of them are bad but many are.

In fact, the PM business model is innately flawed. They first charge x% every month and then on top the incentives are not aligned with the owners because they make money when you lose money, like charging for leasing of vacant units or markups on the maintenance jobs.

So more vacant units you have or more the property breaks, the more money they make and guess where that money comes out from?!

After some more experience in Real Estate, I realized that the framework we built was one of a kind.

And if I had more bandwidth, I'd totally scale out the operation with an outsourced setup and off-the-shelf automation.

It frankly could be its own business model with an agency type setup but without the agency overhead because of the automation tools and systems.

When will I get the book?

I plan to release sections of the book one by one with the first one coming out around August end sometime.

What is the format of the content?


It's all digital so I can keep on updating value. If I want to include a checklist or a template, its easy for me to add to the digital stack. Not possible with a physical book. Where ever helpful, we have created templates in Airtable, Notion and Google Drives so you can use them off the shelf.
